Alpine Lakes consists of four separate areas covering 8600 acres:
Ponderosa Hills, Coyote Park and Elk Ridge are WEST of Hwy 84, and Alpine Meadows is EAST of Hwy 84. The expansive ranch community is about 25 miles south of Pagosa Springs. This location provides a perfect balance between privacy and access to essential amenities. The ranch spans thousands of acres, offering homeowners spacious lots ranging from 35 acres to over 100 acres, making it an ideal setting for those who value open space and tranquility. Altitude ranges from 7000 feet to about 8500 feet. This is a high desert region that gets about 16-19″ of rain annually and 60-100″ of snow.
The Alpine Lakes Ranch Property Owners Association maintains the gravel roads and enforces the covenants. There is central water via several state monitored community wells. The wells are managed by the Alpine Lakes Ranch Water Company, which is owned by the property owners. Electric is underground.
The large parcel sizes provide ample opportunities for equestrian use, ranching, and agricultural activities. Many properties come with private wells, sustainable energy options, and ample space for barns, guest houses, or workshops. The HOA maintains private roads and ensures that the community retains its pristine, well-maintained environment.
Spence Lake is located in Alpine Meadows. It’s stocked for fishing and use is limited to Alpine Lakes property owners. Some property owners in Alpine Meadows and Coyote Park own ditch shares for irrigation.
The ranch borders National Forest and BLM land and there are several access points for property owners into the public lands. The POA leases the ranch for cattle grazing so participating property owners enjoy the tax advantage of Agricultural status.
Wildlife is abundant in Alpine Lakes Ranch, with elk, deer, wild turkeys, and even the occasional bear roaming the landscape. The vast open spaces and direct access to nearby national forest land make this an excellent location for hiking, horseback riding, and outdoor exploration.
Many homeowners choose this neighborhood for its equestrian-friendly atmosphere, with miles of trails and open land suitable for horseback riding. Whether you enjoy fishing, hiking, or simply soaking in the beauty of the San Juan Mountains, Alpine Lakes Ranch offers endless opportunities for outdoor recreation.
