Pagosa Springs is the county seat of Archuleta County and the only sizable town
The actual “town” population is only about 1600. Most of the county’s residents live outside the town limits, with Pagosa Lakes being the population center of the county.
Most of the area’s growth to date has occurred west of town, but Old Pagosa serves as a public and social hub with a charm all its own. Restaurants, retail service shops, government offices, schools, residential areas, motels, hot springs and gift shops galore all commingle to create a unique little town.

Like the town’s population itself, housing in town is diverse. New development is taking place within long-established neighborhoods. There are brand new luxury townhomes on the river surrounded by dwellings that are neither new nor luxurious. There are beautifully restored old Victorians standing alongside eclectic design styles or very simple abodes.
