This area is across Hwy 84 from Echo Lake, which is a state recreational area. Five acre lots predominate, though some are larger.  The majority of the terrain is flat and open, but both sides of a large ridge offer parcels that are elevated and heavily wooded.  Echo Creek runs through the development.  The are no active convenants but there is central water and electric.

A snow day in High West High West
Seven miles out Mill Creek Road, next door to Mill Creek Ranch.  Several of the 1-acre parcels border National Forest.  There is electric in the area but no central water and no covenants.  Very few year round residents, as winter access is marginal and the dirt roads during mud season are not user-friendly.

This is a river valley area, with meadow areas along the river and towering ridges rising from the valley floor.  There is a cluster of different subdivisions in this area, but all are similar in having no central water and no covenants.  There is electric in at least most of the area.
