Actually northeast, Hwy 160 accesses this area on its way up to Wolf Creek Pass and Wolf Creek ski area.

Many buyers express interest in this area after they recognize its beauty while driving through it coming down from Wolf Creek Pass. However, there is very little development along this corridor.

This popular area is about 6 miles northeast of Pagosa Springs.   Unit 1 is the "mountain side", north of Hwy 160.  Unit 2 is the "river side", south of the highway.  The development borders National Forest and the San Juan River runs through Unit 2.  The property owners association maintains the area's private central water/sewer system and the gravel roads.  Some of the area has natural gas.  Lots are only 1/2 acre - horses are not allowed here.

A gated ranch of 35+ acre parcels about 8 miles northeast of Pagosa. The San Juan River flows through it for over a mile, also Turkey Creek, and there are 2 ponds for World Class fly fishing.  Each parcel borders or has private access to the National Forest.   Private central water, electric, all weather roads.
