Gorgeous country closer to the northern mountains - most of it is National Forest or ranchlands. Not many roads and not a lot of people living here.  A few fortunate ones do.

Upper Piedra
Beginning approximately 10 miles north of Hwy 160 out Piedra Road.  Living on the edge - higher, closer to the northern mountains. The wide open spaces are largely vast ranching areas of O'Neil Park. Into the mountains is the vast acreage of the San Juan National Forest and the Weminuche Wilderness areas.

These are excellent horse properties with expansive meadows and easy access to the San Juan National Forest.  35+ acres with underground utilities. Some properties have central water.  Stunning mountain views.

Another beautiful area beginning just north of downtown Pagosa Springs, accessed by Four Mile Road (CR 400) on the west side and Snowball Road (CR 200)on the east side.  There are a number of individual holdings and ranches in this area, but few subdivisions.  The developments that do exist are of primarily 35+ acre parcels.
