Capstone A gated lakeside community on the south side of Village Lake. There are just 23 homesites from .32 to .73 acre.
The terrain is open and flat, with few trees. It makes for panoramic views of the San Juans to the north and east.

Chris Mountain Village 2 Pretty and secluded, with pine trees and gamble oak. Some lots have mountain views. This is one of the few remaining areas in Pagosa Lakes that does not have utilities fully in place. The eastern edge of the subdivision does have utilities in, and a few homes have been built.

Lake Forest Estates There is limited lakefront property and several parcels on the west side of the subdivision border national forest. Parcels range from wooded to treeless. Lake Hatcher Park Lake Hatcher is a stocked fishing lake and reservoir about 6 miles north of Hwy 160. Most of the lots are approximately 1/4- acre; some are lakefront. The homes of Lake Hatcher Park dot the west side of the lake, where the terrain is relatively flat with few trees. Lake Pagosa Park This subdivision surrounds Lake Pagosa and is one of the oldest developments in Pagosa Lakes. Lakefront, wooded, and hillside terrain. Small lots and mostly paved roads.
Lakeview Estates Flat, open landscape with mountain views. Not many trees. This development is just north of the shopping area ... not far to go for groceries.
Most of the lots are approximately 1/4- acre.
Lakewood Village Privacy in the trees, less than a mile north of Hwy 160. Terrain is mostly wooded with some meadowy areas, and there is a rocky ridge that drops down to the west. These are small lots, mostly 1/4 to 1/3 acre.
Mallard Point A very small subdivision on the south shore of Village Lake. Homes are on small lots. This is one of the stunning mountain and lake views available here.
Martinez Mountain Estates 1 & 2 Primarily 3-acre parcels, though MM1 does have a row of small lots along Hatcher Circle. Horses are allowed and some of these parcels border national forest for great riding opportunities. Individual septic systems are required on the acreage parcels.
North Village Lake This area has been a beehive of construction activity the past few years - many new homes sprouting up in this popular area. Most of the lots are approximately 1/4- acre; several are lakefront and others have big mountain views with few trees.
Pagosa Highlands Estates Homesite lots up at the northern end of Pagosa Lakes. Features open areas sprinkled with pines, big views of Pagosa Peak and national forest to the west and north. Some of these homesites also offer nice views of Lake Hatcher.
Pagosa in the Pines 1 Golf Course Living - Pagosa in the Pines surrounds the the original 18-hole golf course. Located north of Hwy 160 and west of Piedra Road, it's convenient to all Pagosa Lakes amenities and is only about 4 miles from town. These are building-site lots - most are approximately 1/4 acre.
Pagosa in the Pines 2 Part of this area is in the pines - large parts are also meadow with very few trees. Most of the lots are approximately 1/4- acre, and there are some that border the golf course.
Pagosa Meadows Four units of the Meadows sprawl over many acres south of Hwy 160. Three and five-acre parcels predominate. The terrain of Pagosa Meadows varies from flat open meadowlands, to gently rolling, to downright rugged and hilly, with shale ridges covered with some combination of Ponderosa Pine, Gamble Oak, and Juniper. Pagosa Trails The Trails is at the western edge of Pagosa Lakes, north of Hwy 160. There are several homes built here, but a large portion of the subdivision is not yet developed.
Pagosa Vista Vista is the only subdivision in Pagosa Lakes where mobile homes are allowed.. Part of the area is wooded, part is open meadow and some lots have lovely mountain views.
The Ranch Community Small acreage lots, mostly one and two acres, with a 160-acre central community open space. Most of the terrain is wide open meadow with awesome mountain views, though part of the area along N. Pagosa Blvd. is wooded. Ranch POA in addition to annual PLPOA dues.
Twincreek Village Forest and meadow - Twincreek offers both. The area west of N. Pagosa Blvd. is mostly wooded and some of those lots border Martinez Canyon (National Forest). East of N. Chris Mountain Ranch A gated ranch site cluster of only 9 parcels ranging from 35 to 58 acres. Located on the western side of Pagosa Lakes just north of Hwy 160. Central water, underground electric and phone.
Colorado's Timber Ridge An upscale newer development of mostly 3-acre parcels. This was an 1100-acre ranch with a variety of terrain, from open meadows to heavily forested ridges. Many of the lots offer dramatic mountain views. A system of hiking/riding trails is planned into the development, though only 4 of 8 planned phases have been completed. Pagosa Alpha Alpha is an area of mostly 5-10 acre parcels located south of Hwy 160. The main entrance to the area is 4 miles west of downtown Pagosa Springs, across from Pinon Lake. Secluded, country feel with a lot of trees. Most of the lots have central water, electric, and phone availability.
Pagosa Lakes Ranch Building envelopes and view corridors are professionally planned to protect each lot's panoramic view of the San Juan Mountains. Just 35 custom homesites ranging from 2 to 4 acres. Paved streets and underground utilities, including natural gas and cable.
Park Meadows Golf course, water, and moutain views. This newer development is gated and small. There are very few trees to interfere with expansive views of the north mountains.
The Reserve at Pagosa Peak Upscale access to a really beautiful part of the San Juan National Forest. This new development is still under construction. It covers 239 acres, bordered by national forest on 3 sides, with 100+ acres of protected open space. The 140 homesites are predominately .3 to .5 acre in size.
