Capstone
A gated lakeside community on the south side of Village Lake.   There are just 23 homesites from .32 to .73 acre.  The terrain is open and flat, with few trees.  It makes for panoramic views of the San Juans to the north and east.  Paved roads and underground utilities, including natural gas, are features of this upscale neighborhood.  Capstone POA in addition to annual PLPOA dues.  (MLS Area 3)

Pretty and secluded, with pine trees and gamble oak.  Some lots have mountain views.  This is one of the few remaining areas in Pagosa Lakes that does not have utilities fully in place. The eastern edge of the subdivision does have utilities in, and a few homes have been built.

Lake Hatcher is a stocked fishing lake and reservoir about 6 miles north of Hwy 160. Most of the lots are approximately 1/4- acre; some are lakefront. The homes of Lake Hatcher Park dot the west side of the lake, where the terrain is relatively flat with few trees. The national forest to the west has trees in abundance.

Pagosa Meadows is a popular area for having horses Pagosa Meadows
Four units of the Meadows sprawl over many acres south of Hwy 160. Three and five-acre parcels predominate. The terrain of Pagosa Meadows varies from flat open meadowlands, to gently rolling, to downright rugged and hilly, with shale ridges covered with some combination of Ponderosa Pine, Gamble Oak, and Juniper.  Central water, but individual septic systems are required.

Forest and meadow - Twincreek offers both. The area west of N. Pagosa Blvd. is mostly wooded and some of those lots border Martinez Canyon (National Forest). East of N. Pagosa Blvd. the terrain is mostly rolling meadow north of the equestrian center, with wooded areas on the Piedra Road side. Smaller lots - most are 1/4 to 1/3 acre.

Colorado's Timber Ridge
An upscale newer development of mostly 3-acre parcels.  This was an 1100-acre ranch with a variety of terrain, from open meadows to heavily forested ridges.   Many of the lots offer dramatic mountain views. Alpha is an area of mostly 5-10 acre parcels located south of Hwy 160. The main entrance to the area is 4 miles west of downtown Pagosa Springs, across from Pinon Lake. Secluded, country feel with a lot of trees. Most of the lots have central water, electric, and phone availability.

The Reserve at Pagosa Peak
Upscale access to a really beautiful part of the San Juan National Forest. This new development is still under construction.  It covers 239 acres, bordered by national forest on 3 sides, with 100+ acres of protected open space.  The 140 homesites are predominately .3 to .5 acre in size.  Paved roads, central water and sewer, underground utilities and on-site caretaker and concierge services.
