Pagosa Lakes

This is the resort area that begins at Piedra Road, about 3 miles west of Downtown Pagosa Springs.

Pagosa Lakes proper is an unincorporated planned community, governed since 1970 by the Pagosa Lakes Property Owners Association (PLPOA).  It covers approximately 14,000 acres (twenty one square miles) of scenic rolling terrain, and includes over 20 subdivisions, plus numerous condominium and timeshare properties.   The population of Pagosa Lakes as of January 2003 was counted at 5924, making it the population center of Archuleta County.

Most of the lots range from 1/4 to 1/2 acre. With just a couple of remaining exceptions, this area has central water & sewer in place, with mostly underground electric and phone lines.

The larger parcels (3-5 acres) in the Meadows and Martinez Mountain Estates are not served with central sewer and require individual septic systems.

Main roads are paved, but most are gravel. Some areas have natural gas availability.

There are five man-made lakes in the area, 4 of which are stocked each spring with trout and bass. There are also self-sustaining populations of green sunfish, yellow perch and western white suckers. For the most part, current Colorado state fishing regulations are made a part of the regulatory system on the lakes.

Permits are also available to sponsored guests of property owners.

No jet skis or motor boats are allowed on any of the lakes, and no snowmobiles on the ice. There is no swimming in the lakes.

For swimmers there is an indoor pool at the Ralph Eaton Recreation Center (and a hot tub). The Rec Center also has a weight room with exercise machines, a 1,500 sq. ft. general purpose room where fitness classes are held, and 2 courts that can be used for racquetball, handball, walleyball and basketball. Outdoors there is sand-volleyball court, a small playground, a picnic gazebo and a basketball court. There are locker room facilities for both sexes and 2 family changing rooms. Use of the Rec Center is available to property owners and their guests at very reasonable prices.

Daily visit rates and punch cards for 12 or 20 visits are available to PLPOA members and sponsored guests.

A twenty-seven-hole golf course meanders through the lower lakes area. Trails are now being implemented throughout the Pagosa Lakes area to provide walking, hiking and jogging paths.

The Village Center, at the south end of Pagosa Lakes, forms the core area for shopping with a supermarket, gas stations, fast food and fine dining restaurants, coffee shops, veterinary services, bookstore, liquor store and gift shops.

Fire protection is provided by the Pagosa Fire Protection District. Law enforcement is provided by the Archuleta County Sheriff's Department.

Each subdivision has its own Declarations of Restrictions, which do vary somewhat from each other. They are available for review on the PLPOA website.
